The most accurate home values are determined by professionals evaluating a property based on the physical examination of the home and neighborhood.

A home is worth exactly what someone will pay for it. All estimates of value are simply that; estimates.

If you want the most accurate price opinion, be sure you select an appropriate professional with the level of expertise, and resources, to conduct a proper evaluation.

There are various resources that contribute to home value estimates:

Licensed REALTOR®
REALTORS® typically work for a Buyer or Seller of property. At Lakes Sotheby's, our REALTORS® perform a Comparative Market Analysis (CMA) to determine a home's value. The CMA is a study based on a physical examination of the home, including the home's features and condition; the current market conditions; and a review of other comparable homes - what they sold for and when they sold.

Our goal is to sell the home at the best price in the shortest amount of time. The recommended list price will be a reflection of our analysis and what we feel the home will actually sell for in today's market.

Certified Appraiser
Appraisers typically work for a mortgage lender. They determine value in much the same way that most REALTORS® do. However, because they are usually doing the appraisal for a lender, the goal of the appraisal is to confirm the home is worth the value of the loan.

Assessor
An assessor is a county official who determines value for the purposes of taxation. The taxable value of a home is usually less than the market value, but not always. You can find out the taxable value of a home from the county in which it is located.

Zillow.com
Zillow is a Web site providing estimates of home values. By looking in public databases, like county records, and using a "proprietary algorithm," Zillow estimates a home's value, something they call a "Zestimate."

Zillow can be a lot of fun, but it's not always accurate. The benefit is that no one has to leave their computer. The drawback is that it doesn't physically look at the property, or neighborhood.
